What Are Home Modifications?

Home modifications are physical changes made to a house so someone can move around it safely and independently - for an older person ageing in place, or a person with disability. This ranges from a single grab rail next to the toilet (see NDIS – Guide to home modifications) through to a full bathroom rebuild with a level-entry shower.

On the Central Coast, the most requested jobs are bathroom modifications, ramps for older weatherboard and brick veneer homes with front steps, and widened doorways for wheelchair or walking frame access. Most funded work needs an Occupational Therapist assessment first, whether it's paid for through the NDIS or Support at Home.

Most NDIS and Support at Home funded modifications require an Occupational Therapist assessment and report before work is approved and paid for. Booking trades first can mean the work isn't reimbursed. Speak to My Aged Care or your NDIS support coordinator about arranging an OT assessment before getting quotes.

Why Central Coast home modifications differ from suburb to suburb

Central Coast Council's Positive Ageing Strategy 2020–2025 reports that at the 2016 Census, 23% of residents aged 65 and over lived in medium-density housing, against 16.6% across NSW. We see that in the work. A ramp on a Killarney Vale villa often has to land on a shared driveway. So we work out where the run and the landing can go without blocking the drive, and whether they sit on the owner's lot or on common property. A rail on a strata stairwell at Ettalong Beach is fixed into a common wall. In a strata scheme, work on common property may need the owners corporation's approval first, so we ask about that before we drill anything.

The Northern Lakes Flood Study, on the NSW SES Flood Data Portal, covers suburbs from Wyongah and Lake Haven to Toukley, Budgewoi and Norah Head. It describes land dropping steeply from about 55 m AHD on the western ridges to sea level at the lakes, with low-lying ground beside the lakes on the eastern side. That is two different access jobs a few kilometres apart. Up on a ridge block the front door can be a full flight above the street. Getting rid of those steps means a long switchback ramp or a lift, not a short run off the porch. Down on the low ground by the water the floor level is often set by flood controls. There we bring the path up to the door rather than dropping the door to the path. Council has separate floodplain risk management plans for other areas, including Woy Woy (2023) and Killarney Vale and Long Jetty (2021). That same Killarney Vale villa can sit under a different plan from a house on the peninsula. We check whether one of those plans covers your street, and whether the lot is a 'flood control lot', before we design a ramp or a bathroom conversion.

Bureau of Meteorology averages for its Norah Head station show 99.2 days a year with at least 1 mm of rain. A level threshold on a Norah Head block is a wet threshold for a fair slice of the year. So we look at the fall away from the door and where the water goes when it reaches the sill. We also look at how the ramp or landing surface grips under a wet shoe or a wet wheelchair tyre, not just whether it is flat. After large swells on 1 April 2025, Council reported significant erosion at Wamberal and the southern end of The Entrance North, with landslips at some private beachfront properties. A level-entry shower in a Wamberal beachfront house is mostly inside work. The hob comes out, the floor is set down and graded to the waste, and the waterproofing goes back before the tiles do. The erosion rarely changes any of that. A ramp off the same house's deck, or new footings on the sand side, is a different matter, so we check coastal constraints before any external work there.

From the Woy Woy peninsula to the northern lakes

Rails where the falls happen, a ramp where the steps are, a shower with no hob: that is the work. Council's Positive Ageing Strategy, drawing on the 2016 Census, lists the areas with the most residents aged 65 and over as Umina Beach–Pearl Beach–Patonga, Woy Woy–Blackwall, North Gosford–Wyoming and Bateau Bay, and the areas with the highest shares as Erina (43.9%), Ettalong Beach–Booker Bay, Lake Munmorah–Chain Valley Bay and Toukley–Canton Beach. A lot of this work is on the peninsula and around the lakes.
